While durability is usually one of the major factors when deciding on office flooring, there are other concerns as well.

What message do you wish to convey?

Flooring says a lot about the business and the customer and can have a big impact on your branding and marketing. If you want to attract well-heeled clients, then your office needs more of a luxurious feel and flooring than, say, a daycare does.

Look at the big picture.

If you will completely redecorate in 15 years, then you may not want to choose (and pay for) a floor that will last 30 years. Redecorating may include changing out the flooring.

Installation

Some types of flooring are much faster to install than others. Luxury Vinyl Tile (LVT), for example, can be installed much faster than ceramic or porcelain tile. How much down time can your business tolerate?

LVT commercial carpet is available in all kinds of colors and textures, some of which mimic other natural products like stone or marble or even wood. LVT has really upped its game, and you can definitely consider it for a high-end finish.

Can your commercial premises be closed for business for several days while porcelain tile is installed—not including moving furniture in and out? If not, then those are choices you may want to cross off your list.

Cost over time.

You also want to think about the flooring cost over time. Some types of flooring—like terrazzo–may have a higher up-front cost but last longer. So, you will feel the up-front cost, but the cost over time may be the same as something much cheaper but that has a shorter life span.

It’s misleading to look only at up-front costs. You need to also look at the cost over time.
